Cash

Cash purchases involve the use of cash as a down payment and used to pay the property price and closing costs without using a loan. This is the fastest and easiest way to close a real estate deal. The downside for the seller is that there may be capital gains taxes with large lump sums of money at one payout (speak with your CPA or tax professional for more information).

Seller Finance

Seller finance is when the seller is the lender (ie: the buyer pays the seller on terms). In this case the buyer does not obtain an external loan or financing. Many seller finance structures exist. The seller may mitigate some capital gains taxes by receiving payments over a longer period of time, and often the seller can get a higher purchase price (speak with your CPA or tax professional for more information) .

Loans

The buyer goes to an institution (such as a bank or other lender) and qualifies for a loan product. These include SBA loan, VA loans, FHA loans, and others. Special loans exist for veterans, physicians, small businesses and first time home buyers. The loan is paid off over a period of time, usually with interest (speak with your licensed loan originator for more information).

Assumable Mortgages
